Buying A New Home

A New Home May Be Perfect For Your Next Move But Read This First Unless You Are Prepared To Pay More Than You Need To

Just because it's a new home doesn't mean you don't need a real estate agent to represent your best interests.

Most new home builders are happy to cooperate with real estate agents (that means pay them a commission) when they bring buyers to their new developments. This is true of all the home builders in Windemere. They know that real estate agents apreciate the benefits of new homes and it helps them to sell their homes faster.

Many buyers think that they don't need a real estate agent when they are looking at new homes. After all, there are Builder's Representatives in the sales office by the model homes and it seems simpler to just let them do all the paperwork.

The only snag with that reasoning, is that the Builder's Representatives are just that! They are representing the builders interests, not yours!

Would you like to save up to 10% of the cost of your new home?

Did you know that a real estate agent can often negotiate you a much lower price on a new home than you can? How about $100,000 savings on a $1 million home? It doesn't happen every day but it does happen. I've done it!

How about negotiating for the builder to throw in a really nice selection of upgrades without you having to pay a premium? Again, it won't always happen but you have a much better chance of it if you have an experienced real estate agent to represent you.

Experienced agents build relationships with many of the local developers over time. We know what is possible and we know when we can reasonably expect to negotiate a good deal for our buyers.

Admittedly, not all builders will work with real estate agents. And some bulders just do so in certain developments. Or when times are tough. But the fact is that most of them are very happy to work with us all the time.

If you are interested in new construction in Windemere and you want to be sure you get the best deal - and the best representation - complete the form below. I'll be in touch with you very quickly.
